Mission Valley conditions

The Lower Valley has every construction era in one neighborhood

The short answer

Along the Mission Trail you can find an adobe or masonry house that predates most of the city, a 1960s slab-on-grade ranch, and a subdivision from last decade, all within a few blocks. There is no single Mission Valley slab story, which is exactly why we assess each house rather than assume.

What the older properties do share is proximity to the irrigation network and the river, which means moisture is worth checking before wood goes anywhere near the ground floor.

Soil under any Mission Valley address can be looked up through the USDA Web Soil Survey; the humidity range we plan around is recorded by the National Weather Service in El Paso.

This part of the county has been farmed and lived on longer than anywhere else in El Paso, and the housing shows it. We have worked in valley homes with thick masonry walls and settled floors, and in new builds three streets away on flat, young slabs. Both are normal here.

For the older properties, the useful questions are what the floor is actually sitting on, whether the surface is flat enough for a thin floating product, and whether moisture is reaching it. Those three answers change the material recommendation more than anything about the material itself.

Value matters out here too, and we quote accordingly. Laminate and mid-range plank do a lot of work in Lower Valley homes, and there is no reason to spend up if the room does not need it.

No two houses alike

Adobe, mid-century slab and new construction on the same street. We quote what is in front of us.

Moisture near the canals

Irrigation and river proximity make a meter reading worth the five minutes it takes.

Honest value

Laminate and mid-range plank do real work here. We will not upsell a room that does not need it.

Flooring questions from Mission Valley homeowners

My house is old and the floors are not level. Can you still install tile?

Usually yes, once the surface is brought flat. Leveling is its own line on the quote so you can see what it costs before deciding. Large-format tile in particular needs a flat substrate, so on a settled old floor a smaller format is sometimes the smarter call.

Is laminate a bad idea in a valley house?

Not in the right room. Bedrooms, living rooms and hallways are fine. Kitchens, bathrooms and laundry rooms in a house with any moisture history should be luxury vinyl plank instead, and we will tell you that at the measurement.

Do you work in San Elizario and out the Mission Trail?

Call and ask with your address. We cover the Lower Valley and the mission corridor, and we would rather tell you plainly whether you are inside our area than leave you waiting.

What is the cheapest way to get rid of old carpet?

Have it removed as part of a hard-surface installation, because then it is free. We pull the carpet, the pad, the tack strips and the staples, and haul it all away at no extra charge.

Can you match flooring to an older adobe or masonry house?

We can point you at materials that suit it. Warmer tones, smaller formats and matte finishes usually sit better in these houses than the wide, cool-toned products that suit newer construction.
