The short answer

Most East side housing went up as tract subdivisions between the 1980s and the 2000s, on slabs poured over graded caliche pads on a builder schedule. That combination produces a lot of homes with the same story: builder-grade carpet in the bedrooms, 12x12 ceramic in the wet areas, and hairline cracks running the same direction across a room.

The fix is not more expensive tile. It is assessing the slab, leveling it, and putting a crack-isolation membrane between the slab and whatever goes down next.
